Sprucing up a guest bath to get the best resale potential is huge! Often forgotten but still important are the guest bathrooms in your house, especially when selling. Buyers are often looking for spaces where their kids will get ready for school and functionality as well as design is important.
If you are worried about the state of your second bathroom for resale then this remodel is for you! There are many things you can do to give this space a quick facelift. In this remodel, we gave the whole room a work-up but the refinishing of cabinets, new fixtures and fresh paint can easily be done to refresh the room and help your home sale.
This bathroom had double vanities which is great for resale but the rust had taken over. The sinks, toilet and shower were crusted in it and cleaning could only do so much. We replaced everything except the vanity cabinet itself which was refinished and sprayed with fresh white paint. When painting wood work a sprayed finish will give you the best result; durable and smooth. The sprayer you use makes a big difference, $800 can get you a refurbished one, prices go up from there but if you are doing a lot of painting it is well worth the money! Double vanities is a huge selling point, for master bathrooms and kids bathrooms. It means more space, more storage and less headache from sharing a space!
As you can see, all of the tile was replaced. A neutral floor and subway tile for the walls. The angled ceiling of this shower added a cool effect and a more custom look when the tile was applied to the whole surface. Durock is a building material that is needed to help keep out moisture and give the tile a solid surface to sit on. Tile isn’t as expensive as you may think. Explore your local hardware store, you can find inexpensive tile that will add value to your home for resale.
What to do to update your bath without a complete remodel like this one? Beautify the space. Add countertop decor. Replace old mirrors with framed versions. Fresh paint in a neutral color. New towels! Change out old lighting. Granite countertops and new bathroom fixtures were added to this remodel to complete the look but a small facelift in a bathroom that is not in such need of repair can do amazing things. This goes for any room in your home and the bathrooms are very important to buyers. Alittle work will go a long way in helping your home to sell fast and for top dollar. Buyers see it as less work for them and eliminates the need for the buyer to see past the old, outdated rooms. These upgrades are easy for anyone to do, even the least handy homeowner! Give it a try, your realtor and future buyer will love you!
