Buying a home can be an exciting and stressful experience. It is one of the largest monetary purchases most people will make in their lifetime. There are some simple steps to make sure your buying process is as easy as possible.
First, you need to speak with a mortgage broker and get qualified for a loan. They will work with you to determine how much of a loan amount you can handle financially. Remember, just because you are approved for a certain amount does not mean that you need to spend that much if you are not comfortable with the monthly payment.
Second, you will need to decide what you are looking for. Location, single family home or condo, how many bedrooms, special needs etc… Once this is determined, we will meet and discuss your needs. I will then set up a search for you and we will watch for properties of interest.
Third, go out looking at properties! On average, my clients view 9 homes before writing an offer. Do not worry if your offer is not accepted! The market is hot right now and homes that are priced right are selling quickly, often with multiple offers. We will continue our search!
Lastly, once an offer is accepted. The inspection and appraisal will happen in the weeks before the closing. These steps may be stressful but are of utmost importance and will give you the information to support your decision to buy the home.
Closing day! This day is determined at the beginning of the deal when the offer was submitted. It is not uncommon to run into delays but with a great team of realtors, mortgage brokers and closers the day will often go on without a hitch! Do not stress if there are complications. Different types of loans can create delays as well as appraisals and is all very normal. Purchasing and selling homes is high anxiety for the buyers and sellers and it is easy to let the situation become too much to handle. Staying calm will help everyone come to a feasible resolution. Once the closing is done you will receive keys and can start moving into your home!
